BREEAM (BRE Environmental Assessment Method) is a sustainability assessment methodology for master planning projects, infrastructure and buildings; it was first launched in 1990.  BREEAM sets the standard for best practice sustainable design and build. The assessment addresses a range of environmental and sustainable issues which helps developers and designers to prove their buildings credentials.

Heating and cooling use around 20% to 40% of a building’s energy. Boilers and chillers are not as efficient as they can be, due to being old. Replacing your old boilers and chillers with new, modern versions can help to reduce the overall energy use of the building quite substantially.

A new condensing boiler can operate at highly improved efficiency, at about 95% whereas a conventional boiler will have an efficiency of only 80%.

Building Energy Management System (BEMS) offer a number of energy saving benefits. These include:

  • Improved plant control
  • Monitoring energy usage
  • Optimising plant operating times

This can help you to achieve savings of anything up to 30% by installing and maintaining an effective BEMS.

Effectively managing BEMS clock schedules will ensure plant is not running overnight. Some of the easiest energy savings can be made through effectively managing BEMS time clock schedules on weekends or on bank holidays.

Use timers on lighting to save energy

Outdoor lighting is an excellent way of highlighting your business or home after dark. It can provide both security and atmosphere depending on your needs. However to save energy do you need to have your lighting on all night? Timers can provide the answer. It’s important to ensure your timer is correct and if it doesn’t automatically update to take account of daylight saving then you need to be ready for when the clocks change!

There should be a regular filter changing regime in the office and generally they should be inspected and replaced accordingly every 3 months.

A clean air intake filter means cleaner air is being recycled throughout the office. The system will not have to work as hard pulling in air through a clean filter which means it will last longer.

This can give savings of around 5% on heating and cooling costs.
